As a Contracts and Commercial Manager (Assets), you will be the commercial lead on our construction projects and other commercial activities within our Assets team. You will be an integral part of our Assets team where you will hold key responsibilities associated with delivery and success of each contract and construction project, as well as the delivery of wider strategic objectives.
Key Accountabilities
Maximise quality and value for money on contracts and projects and improve overall commercial and financial wellbeing. Acting as commercial lead on projects and contracts.
Manage delivery of contracts and projects on time and to budget, with responsibility for all financial, commercial and contractual issues. Ensuring safety, quality, programme, budgetary requirements and timely delivery of wider business objectives are met.
Measuring and documenting savings and value delivered.
Pre-tender document preparation, management of tenders (with Supply Chain team), procurement outcome recommendations & contract execution (with Legal).
Contract management including cost estimation and forecasting payments to contractors and maintenance and negotiation of all contracts and contract related documentation including applications for payment, variations etc.
Negotiate final accounts with contractors and identify and pursue any legitimate contract claims against contractors.
Developing business policies and processes to improve project efficiency, including project commercial risk management.
Comply with and ensure compliance with all c2c policies, standards and governance (including c2csms 17.02 contract managing standard).
Ensure projects and contracts are properly sequenced by maintaining a forward workplan that ensures appropriate internal and external resources (including finances) are available to support project, contract and business objective delivery.
Attend (and where appropriate lead) relevant internal and external meetings.
Liaise with Assets and Property Director and (via) Finance to ensure they are aware of upcoming budgetary requirements, project financial status and are aware of any upcoming payments and have early warning of any potential overspend.
Experience Required
RICS and/or Quantity Surveying degree or equivalent, with extensive understanding of the construction industry.
Ideally experience of delivering construction projects in a Train Operating Company (TOC) or Rail environment.
Knowledge of a wide range of contract conditions (JCT, NEC, standard commercial contracts) and variants and options thereof (minor works, professional services, D&B/ priced, target, early contractor involvement, lump sum, measurement, cost reimbursable, etc).
Excellent IT skills including Word, Excel, Asset management systems and PDF tools.
Excellent commercial awareness, with exemplary negotiation skills.
Sound knowledge of contracts and legal frameworks with good analytical, financial accounting / forecasting and numeracy skills.
