The Vacancy
As a Damp, Mould and Condensation Repairs Operative, you will be joining a newly created team within our wider Responsive Repairs team. This is a key role at NCHA, focusing on the prevention and treatment and any remedial actions required in relation to damp, mould and condensation, ensuring repairs and maintenance services are carried out to a high standard across NCHA’s housing stock.
Responsibilities Will Include
- Identifying and treating the cause and effect of damp, mould and condensation
- Making remedial repairs including but not limited to; cleaning and repair of guttering, treatment of mould, making good areas of damage by plastering, resealing, grouting, painting and undertaking other general repairs
- Providing advice and guidance to tenants on how to prevent damp, mould and condensation
- Undertaking calcium carbide testing as required
- Reporting and advising on any identified repairs
- Preparing, handling, using and disposing of materials/substances in the correct manner
- Liaising with and supporting other teams in the delivery and completion of repairs and maintenance works as required and in accordance with agreed targets and procedures
- Maintaining all equipment in good working order; ensuring equipment is stored, used and maintained in line with manufacturers instructions
- Maintaining and updating computerised records, provide detailed reports, communicating effectively and in a timely manner any work or issues arising
- Working in accordance with all relevant policies, procedures and legislation, ensuring all activities are carried out in a safe, suitable manner, minimising risk at all times.
Our ideal candidate will have knowledge of the cause, effect and treatment of damp and mould, along with demonstrable knowledge of maintenance, repairs and associated procedures. You will have experience of undertaking remedial works, including (but not limited to) plastering, grouting, resealing, gutter repairs. Whilst experience working in social housing is desirable, good communication skills and a positive, can-do attitude takes priority. Whilst you will be part of a team, you will be required to lone work on occasion so you will need to use your initiative and be self-motivated with the ability to complete daily tasks with minimum supervision and follow instructions. We require you to have experience of assessing and reporting on identified repairs, with good attention to detail and above all, to always demonstrate respect for tenants’ homes.
The hours of work are 37 per week, which is usually worked 8am - 4.30pm Monday to Thursday, 8am - 3.30pm Friday, with an hour for lunch except on a Friday.
This role will be subject to a basic DBS check.
