- The main purpose of the role is to provide an estates, land, buildings management and professional advisory service to all relevant stakeholders within SP. The role involves the management of a mixed portfolio of heritable and leasehold property interests on behalf of the SP business segments, which includes liaising directly with senior managers, key stakeholders and external third parties.
- The role also involves contributing towards the continuous development and improvement of the Estates function, which will lead to the increasingly efficient and effective operation of SP’s property portfolio. This role is within the GSUK Estates team, which forms part of the larger General Services team.
What You’ll Be Doing
- Advising on and acquiring all new SP land and property interests, disposing of surplus assets and rationalisation of existing ones, in line with our overall property strategy, to ensure continuous development and improvement of the Property Services function.
- Negotiating with landlords/landowners and tenants on lease acquisitions, renewals and rent reviews; ensuring that any notices are served in the correct and timely manner.
- Manage the Estates revenue and capex expenditure, working with finance colleagues in the administration of budgets.
- Appoint and manage external surveyors and advisors where necessary.
- Advise business units and site staff on the practicalities of the land obligations set out within the leases, consents and statutory obligations affecting the built estate and provide advice/assistance to facilitate and maintain a good internal and external relationships.
- Actively seek out opportunities to rationalise the overall SP property portfolio, through working with all relevant stakeholders to identify excess space within buildings, surplus land for disposal and pro-actively identify opportunities to add value to the operations of SP.
- Implementing the L&E department strategy and providing enhancements and improvements to delivery and reporting
- Plays a key role in supporting Business project teams to ensure goals are met and no impact to land delivery requirements for project.
What You’ll Bring
- Commercial property experience as well as a proven track record delivering land rights.
- Ability to promote professional standards as well as being a key role model across SP organisation.
- Experience working collaboratively with internal and external stakeholders including project managers, Solicitors & External industry peers to deliver strategies, objectives, policies, and procedures designed to achieve the highest performance levels for a land & property portfolio
- Comfortable presenting and influencing, demonstrating robust knowledge, experience and technical skills to garner confidence and trust
- Supports with delivery of targeted opportunities for savings, divestments and development across large, complex portfolio generating capital receipts and removing financial & environmental liabilities
- Agile, dynamic, and innovative approach to meet the demands of a varied group of stakeholders ensuring optimal delivery whilst cognisant of mitigating risk, setting precedents and the impact of delays to large infrastructure projects
- Strong team working credentials to help develop and execute the Real Estate strategies across the Scottish Power Group,
- Must be a full RICS member with a relevant commercial discipline (e.g. General Practice). Consideration will be given to anyone with a relevant RICS accredited degree currently working towards or have enthusiasm for gaining RICS Membership..
- Have an understanding and comply with legislation such as the Electricity Act 1989, Electronic Communications Code 2017, Landlord and Tenant act 1985 and compliance with all property legislation such as Asbestos Regs, DDA & Planning.
