Finance Analyst - Real Estate

£60k - £70k plus bonus & benefits.

Central London - Hybrid working.


Investment appraisal

New development and accretive summer capital underwrites are prepared by the Investment team with inputs from various parts of the business.

You will be supporting the analysis of this work by: Providing challenge to the quality of inputs / assumptions with reference to other similar projects and other sources.

Reviewing the development cost budgets prepared by the Development team to ensure they are complete and free from errors.

Identifying potential risks and opportunities regarding the deliverability of the underwrite.


Development / capital management and reporting

Working for the CDO, the Development, CPG and Building Improvement Programme (“BIP”) teams are responsible for preparing budgets, managing project performance and producing project level cash flow forecasts for each development and capital project.

You will contribute to:

Business partnering with members of the capital teams, reviewing project progress and forecasts with project managers.

Producing consolidated financial reporting across all capital workstreams and ensuring financial outputs presented by each capital team are clear, concise and consistent with other reporting produced in the business.

Identifying and reporting financial risks and opportunities at a project and consolidated level. Working with the Development team and the Procurement team to ensure best value is achieved through tender processes.

Ensuring that liquidity forecasts produced by Treasury and the Finance Business Planning team accurately reflect future cash needs.

Supporting lender reporting, particularly related to any development financing.

Validating information used to prepare the year end (and any other periodic) Investment Property valuations.


Maintenance capex - Maintenance capex is owned by the Property team, under the direction of the Director of Operations and Estates.

Analysis of the current year maintenance capex programme to assess whether it is in line with planned objectives and within budget.

Reviewing remaining uncommitted budget and preparing cash forecast the balance of the year. Supporting the Group Financial Control team in the preparation of year end accruals.

Support the financial aspects related to the production of multi-year plan to ensure that all assets are well maintained.

Review the capital budgets produced by the various capital teams to ensure that they are accurate. Business case analysis to support increased maintenance capex to deliver sustainable operating cost savings across the portfolio.

Work with the Finance Business Planning team to ensure that capex and asset plans are accurately reflected in the 5 year plan.

Contribute to the development of group system reporting standards and requirements.

Provide support in the development of new financial systems.
