Maintenance Manager - Commercial

Criterion Capital is looking for a skilled and driven individual to join our growing Commercial Team. This is an excellent opportunity for someone with a strong background in maintenance management who is passionate about ensuring the efficient operation of building systems across a diverse property portfolio.

About the Role:

As a vital member of our team, you will support the Facilities Manager by overseeing preventive and reactive maintenance, managing contractors, and ensuring compliance with health and safety regulations. You will also contribute to refurbishment projects and ongoing property improvements.

Key Responsibilities:

• Develop and implement preventive maintenance schedules for building systems, including HVAC, electrical, and plumbing.
• Manage reactive maintenance and emergency repairs to minimise disruptions.
• Supervise and train maintenance staff, ensuring high performance and skill development.
• Source, negotiate, and oversee contractors for specialised services, ensuring quality and timely delivery.
• Conduct regular site visits to address issues such as fire safety, electrical faults, and plumbing.
• Maintain accurate records of inspections, certifications, and corrective actions.
• Ensure compliance with health and safety regulations, including LOLER, PUWER, and COSHH.
• Support refurbishment projects with feasibility studies, cost estimates, and execution plans.
• Attend site meetings to resolve disputes and clarify expectations.

What We’re Looking For:

• Proven experience in maintenance management, preferably in commercial properties.
• Strong knowledge of building systems and statutory maintenance requirements.
• Thorough understanding of UK health and safety standards.
• Exceptional organisational, leadership, and problem-solving skills.
• Proven ability to manage contractors and negotiate agreements effectively.
• Competency in budget management and project oversight.
• Flexibility and willingness to travel as required.
