A rare opportunity has arisen for a Void Maintenance Supervisor within PRS (Metra Living) to join our high-achieving team. With a portfolio of just over 3000 properties, you will work with 3 other Void Supervisors to turn our voids around within a 2 week period. You will be accountable for all void work-related repairs, and compliance requirements around gas, EICR, asbestos, water hygiene, health and safety, EPC's and waste disposal. Reporting to the Maintenance Manager for Voids, you will liaise with void and electrical contractors to ensure a thorough specification of works is created at the start of the void, monitoring performance throughout to ensure our targets are met, within budget. Working closely with stakeholders, you will have excellent communication and diary management skills to keep on top of a busy schedule, whilst being a professional representative of Metra Living.
Our properties are located within the M25, and this role is currently to cover parts of South West, South and South East London, however there will be occasions when travel to other areas is required.
A company vehicle will be provided, therefore a full UK driving license is required.
Candidate Requirements
- Good standard of general education and IT proficient
- A good understanding of building pathology, construction techniques and an understanding of budgeting processes
- The ability to manage maintenance, minor repair and refurbishment projects.
- Knowledge of managing and inspecting all aspects of major works, responsive repairs, planned improvements, service and cyclical contracts, managing and delivering budgets.
- Knowledge of forms of contract and dealing with contractors as required
- An understand and knowledge of PRS and BTR
- Experience of liaising with customers and occupants from small scale to large complex projects.
- A knowledge of party wall regulations and disrepair legal protocol.
- A current knowledge of health and safety legislation and issues affecting all aspects of property maintenance, construction, repairs and refurbishment.
- Good understanding of Microsoft office suite, especially excel and word.
- A full UK driving license is required for this role.
Proficient Requirements
- A higher, further or professional education qualification in a building/construction related discipline or similar.
- A sound knowledge of building construction technology, contract administration, statutory authorities and legal requirements
- Expertise in a building construction, surveying or planned maintenance projects environment
- Ability to produce good accurate written reports and communicate with customers and other lay persons in addition to building professions
- Ability to understand and work with contract drawings, specifications, tender documentation and legislative documents.
- A good understanding of budgeting processes and standing orders.
- Responsible for budget control
