With circa 880 arches across London the role offers an exciting opportunity to be part of Places plans to breathe new life into these historic structures. You will be acting as a long-term custodian, building sensitively on their existing history, character and qualities. Many have already been converted into unique, modern spaces that house everything from bakeries, event spaces, bars, gin distilleries, food production to garages, artists’ studios and nurseries.
We are currently renovating sites in West London, Kilburn and East London. This role offers the opportunity to be part of the “arches” team to deliver our vision for London.
About The Role
To be part of a specialist Arches Asset and Property Management team to deliver property asset management services. Senior Asset Manager, Finance and Legal teams to deliver a number of high profile refurbishment projects, ensure income and expenditure is accounted for correctly within the Arches sector.
As a Principal Property Surveyor, you will be accountable for the growth of the business. Leading a team of property management surveyorswho will hold a designated segment of the TFL portfolio that includes an interface with our customer tenants. Responsible for driving continuous improvement of the team and development and continuous review of the asset strategic plans. A role that is linked to our agreed Value, Aims and Objectives and applying our strategic goals.
Accountable for the financial output of a team from budget planning, reporting to measurement against milestones, constantly reviewing the team to ensure best value is driven from the portfolio, in terms of income, expenditure, customer use and service.Working closely with the Finance Business Partner to ensure all income is demanded, received and accounted for correctly for the portfolio.Developing Board, investment and Trading Review papers. Working collegiately with peers as well as external stakeholders including legal advisors, property consultants and managing agents.
Knowledge
- Educated to Degree level and experienced MRICS or FRICS professional with minimum of 6-10 post qualification experience and minimum of 3 years management experience
- Good all round knowledge of the law and practice in relation to property management and ability to adapt this to both a complex transport environment and public sector constraints.
- Detailed technical property knowledge in relation to landlord and tenant legislation, negotiations, rental valuations and complex and technically demanding cases, with an understanding of town planning, valuation, facilities management and building surveying principles.
- Demonstrable knowledge of property accounts, including financial planning and management accounts with ability to plan and set budgets across team wide portfolio of properties including complex cases, keep forecasts up to date to ensure budget delivery.
- Able to hold their own opinion with legal professionals engaged on projects and demonstrate reasoned solution.
Skills
- Leadership: Ability to motivate, lead, develop and manage a multi-disciplinary team, in a changing and dynamic environment
- Strategic and practical approach: Ability to think strategically and work in innovative & practical manner.
- Experience in developing and implementing Strategic Asset Plans
- Experience in the design and implementation of public realm work – curation of spaces
- Negotiation: Ability to make decisions and successfully close out negotiations on, and individual projects, which will be of high value
- Commercial management: Ability to manage simultaneous activities and to determine, create and apply commercial awareness.
- Communications: Excellent communication skills, both written and verbal, with specific skills in vertical peer communications
Experience
- The job holder should have substantial relevant experience in Property and Asset Management.
- Demonstrate proven ability to deal with the most complicated surveying matters
- Proven track record in delivering all key work to time and budget.
- Demonstrate significant competence to handle a varied caseload requiring at any one time a significant range of professional knowledge and judgment.
- Collate and present sector financials and overall performance to senior executive and board members.
