Job Purpose
Are you looking for a rewarding career where you can utilise your skills and experience in securing land access for essential utility infrastructure, working on sustainable projects that benefit the environment. If yes, then we have a fantastic opportunity for you at United Utilities (UU) as a Property Area Manager in our Access and Acquisitions team working on the delivery of our huge capital investment programme as well as supporting our operational colleagues in their day to day activities.
Our Access and Acquisitions team specialise in the valuation, compensation and acquisition of land, gaining entry to private land to carry out capital improvement works or to make repairs or to maintain our assets, consulting and negotiating with affected landowners, occupiers and other key stakeholders.
As a Property Area Manager you will play a key role in the successful delivery of our Capital Projects, working as part of multidisciplinary teams alongside environmental, capital delivery and engineering colleagues and partners.
The role is based from either our Head office in Warrington, Cheshire or our Mintsfeet Depot in Kendal, Cumbria.
Accountabilities & Responsibilities
- To provide a comprehensive land access and acquisition service to our project teams from initial referencing through to negotiating compensation payments and securing access rights or acquiring land on time and to budget.
- To integrate with project teams to ensure access to land and/or acquisition is achieved, on time and within budget.
- To effectively manage and lead a team of internal and external surveyors providing a comprehensive and cost effective land access and acquisition service.
- Liaison and consultation with Owners and Occupiers, their Land Agents and solicitors to secure the relevant land access rights
- To ensure legally compliant Statutory Notices are served on time to enable entry on to private land to carry out works.
- To maintain strong working relationships with our colleagues and partners, developing working processes and procedures to ensure that land access is fully accounted for at all stages of project development
Technical Skills & Experience
- You’ll be a qualified Chartered Surveyor and have the requisite experience and knowledge to succeed in the role ideally gained by having worked with or on behalf of a water company or similar utility provider
- A good working knowledge of the Water Industry Act 1991 and the Company's Code of Practice for Pipe laying in private land.
- An understanding of the relevant legislation and government guidance relating to the statutory compensation code and compulsory purchase and a thorough understanding of the statutory valuation method principles.
- Excellent communication and strong commercial and negotiating skills with experience in using GIS, Word, Excel, Powerpoint
- You will have a proven track record of managing teams and/or external suppliers with strong leadership skills
Qualifications
- Land and/or Property Management Degree accredited to the RICS
- You will be a qualified Chartered Surveyor (FRICS/MRICS) in either the Commercial, Valuation, Rural or Land & Resources pathway
- A full driving Licence and access to a car
Desirable Qualifications
- Registered Valuer
- Member of CAAV
