About the role:
As a Property Surveyor at Lincolnshire Co-op, you will be part of the in-house Property Team, managing and developing the Society’s property portfolio. Your responsibilities will include ensuring that properties are maintained in appropriate condition for both current and future use, and that vacant spaces are well-managed, inspected and kept in repair according to the insurers' requirements.
You will work closely with agents and colleagues to ensure properties are effectively marketed and placed on the market to let. This includes managing letting applications, ensuring compliance checks are done and providing tenants with the necessary compliance documentation.
You will also take ownership of tenant requests, including assignments, alterations, rent reviews and lease renewals. Your role will involve regular reporting on lettings, property inspections, repairs, and dilapidations, as well as managing day-to-day property management activities. Ensuring compliance with health and safety regulations and proactively managing any remedial actions will also be part of your duties.
Additionally, you will produce service charge budgets, work with Finance on reconciliations and ensure that energy efficiency standards are met when refurbishing properties.
About You:
We are seeking a qualified Property Surveyor with an appropriate degree-level qualification and ideally experience in property management. As a member of the RICS, you will have a strong understanding of commercial and residential landlord and tenant law, as well as health and safety regulations related to property.
You will need excellent organisational and communication skills to work effectively with internal teams and external contractors, managing service charge budgets and tenant rent payments. A full driving licence and access to a vehicle for business use is essential for this role.
If you're passionate about managing and developing property, ensuring compliance, and providing exceptional service, we'd love to hear from you!
