Role Description
Due to recent re-organisation, A new role of Senior Property Manager has been created. This is a hybrid role requiring you to be in our Guildford office twice a week
This is an exciting opportunity for an experienced CRE professional to join the team and lead on all aspects of operational real estate (property management) activities.
You will report to the Head of Property & Workplace Services and be a key part of a multi-function Property & Workspace Services team, comprising Facilities Management, Project Management and Fit-outs, Physical Security, Property Strategy. This team acts as an internal client, utilising a best in class supply chain to deliver various real estate initiatives to the business.
Key functions of the role are:
- Transaction Management - Lead property lease acquisitions of offices across the country, by engaging with agency and legal partners, interface with internal Project delivery and FM teams, providing estate management support, to deliver a completed project, supporting as necessary with activities such as Landlord’s consents, Landlord and agents liaison, wayleave applications, acquiring additional car parking spaces etc
- Asset Management – Support the head of Property and Workspace Services to deliver an asset strategy to include a decarbonized portfolio strategy by 2030, long term location strategy and support the Property Transition team with specialist property support as required such as total occupancy costs, market rents, etc
- Estate Management – Take responsibility of the property database, manage the invoice processing and approval process, deal with lease events such as lease expiries, rent reviews and breaks management through the supply chain. Provide support to the FM function with Landlord relationship building and liaison and install best in class tactical estate management processes
- Sustainable Asset Management – Experience of sustainable asset management and/or a keen interest in this topic is required. By working with various external specialist Sustainability Partners and liaising with various internal teams, embed sustainable asset management practices at operational, tactical and strategic level.
Responsibilities
- Lead and Manage all property management activities - acquisitions, lease renewals, rent reviews, rates management, database management, general property management activities such as rental payments, landlord engagement, landlords consents etc
- Play a key role by being part of the Project teams, dealing with acquiring new properties for the organisation. Dealing with the whole process from, initial requirement gathering, viewings, business case submission, liaising with Solicitors, interfacing and negotiating with property agents, directly or through appointed agents, liaising with Landlord’s managing agents on Landlord’s consent for alterations, negotiating wayleaves, interfacing with facilities management teams, project delivery team to ensure a successful delivery of a project
- Lead on all operational property matters
- Support the Head of PWS on aligning the property strategy to the business strategy
- Work closely with the Head of Property and Workspace services to develop and implement various parts of the property strategy by interfacing with the Transition team, business functions and business partners such as HR and IT
- Provide specialist real estate support on property availability, average rents and other real estate support as necessary
- Support the facilities management functions, Projects and fit-outs and other physical security, property health and safety with estate management, Landlord & Tenant activities as required. For example, developing relationships with Landlords/Landlord’s managing agents and provide any advice on leasehold obligations such as repairing obligations, demise clarification etc
- Ensure that sustainability forms a key part of the asset management strategy at operational, tactical and strategic level, by using own experience, and specialist supply chain as required and by working closely with the Facilities management function and their supply chain to ensure that the asset is occupied as sustainably as possible
- Act as a Corporate Real Estate SME supporting PWS and the business with various aspects of asset management, from operational through to strategic.
Skills And Experience
- Chartered Surveyor, with 5 + years’ experience within Corporate Real Estate specialism, gained in an inhouse Corporate Property team or as a supplier, working within the specialist Corporate management functions/Client solutions functions
- Experience of the office sector (preferable but not essential), with a high level of commercial acumen and a good understanding of relevant UK property legislation
- Good technical knowledge and experience of lease negotiations, lease renewals, lease re-gears, break management, rating management
- Strong verbal and written communication skills and comfortable at presenting to senior internal and external audiences
- Commercially smart, financially aware, confident negotiator with an eye for a deal, outside the box thinking, problem solver
- Analytical, decisive, with an entrepreneurial drive to think strategically
- Good IT skills - Excel, PowerPoint, Word
- Confident, self-motivated individual with a passion to succeed.
