The role
To ensure our estate continues to evolve in line with operational requirements, we have a vacancy for an Acquisitions and Disposals Manager (North Region) to cover Northern England, Scotland and Northern Ireland. The focus will be delivering the pipeline of acquisitions and disposals in line with Royal Mail Group’s strategic and short-term objectives within the agreed timescales and budgets, whilst minimising risk exposure to the Group.
Reporting into the Head of Acquisitions and Disposals you’ll provide day-to-day support on all acquisition and disposal activities and have overall responsibility for the management of development projects through to handover to the Construction team.
Other Accountabilities
- The delivery of leasehold and freehold acquisitions and freehold disposals on properties with wide ranging values.
- The management and coordination of disposal strategies for Royal Mail’s surplus properties to maximise sale proceeds.
- Ensure the instructing and management of specialist consultants/advisors (e.g. lawyers, agents) are carried out in a timely manner.
- The management of all costs associated with projects, including agreeing fees in advance and controlling costs.
- Work with the Property Strategy team and Property Finance to ensure that all costs associated with a new acquisitions or disposals are captured and contained within relevant board and the investment plan.
- Ensure that all activities comply with legislative requirements and RM procurement policies.
Location
Leeds area based and will to cover the North of the UK including Scotland and NI. Please note, Royal Mail operate a hybrid working model however there is an expectation that you will attend the office at least 3 days a week and this specific role will require some travel throughout the UK.
About You
You need to demonstrate the following skills and experiences on your CV:
- Acquisition and disposal background with experience of managing both freehold and leasehold (essential).
- Understanding of Scottish law and Scottish planning system (strong preference).
- A member of the Royal Institution of Chartered Surveyors (RICS) with extensive post qualification experience (strong preference).
- A good knowledge of the commercial property markets (industrial and logistics experience would be beneficial).
- Experience of the planning process including change of use applications for commercial premises.
- Demonstrable history of management of property consultants and other professionals e.g. agents, lawyers, planning consultants, project managers.
- Ability to maintain and manage multiple activities for a range of project streams.
- Good communication, presentation and influencing skills at all levels.
- Ability to work on own initiative, whilst also being able to work well in a team.
- Positive, innovative and inquisitive approach.
