Job Summary
Coordinating asset management activities of retail assets from acquisition to disposal. Devising and executing asset business plans with business partners across CWG to mitigate risk and maximize returns in line with requirements, to maximize performance, net operating profit, asset growth and value whilst enhancing investors, end¬ user, third party stakeholders and community satisfaction.
Annual salary: circa £100k dependent on experience

Main Responsibilities
This is an office-based role with the flexibility to WFH up to one day per week.
BUSINESS STRATEGY AND PERFORMANCE
- To collaborate closely with stakeholders across the business to deliver on the strategic objectives for the holdings of CWG, its shareholders and external Investors.
- To lead and agree the creation of a long-term asset business plan (ABP) of each asset including underwriting
- To optimise asset performance and produce annual asset budgets – to align and agree such plans with stakeholders to ensure efficient execution to deliver an asset’s agreed performance including NOI and cash-flow distribution.
- Working closely with colleagues across the business specifically in the areas of Sustainability, Communities, Customer Experience, Marketing and other stakeholders to identify, agree and deliver specific targets to deliver our environmental strategy and to benefit the communities we serve.
- To be accountable for anticipating, identifying and highlighting material deviations to the annual asset budget, and for expediently proposing agreeing and implementing measures to remedy any adverse deviations.
- To lead external valuations and act as lead coordinator between business appraisal and our external valuers.
- To identify, oversee and manage risks and policies ensuring compliance with the Red Book and work together with the finance team and program teams to ensure compliance with loan covenants where relevant.
RETAIL ASSET MANAGEMENT
- Identify relevant retail and consumer trends which impact Canary Wharf. Develop strategies to maximise these opportunities and minimise threats, building business cases accordingly.
- To maximise performance, tenant mix and covenants, and lease terms while optimizing asset costs.
- Lead renewals, rent reviews, re-gears, assignments, surrenders, CVAs and administrations.
- Lead a data-led approach to the active asset management of the tenant mix, monitoring tenant performance, highlighting potential problems and opportunities, developing proactive strategies to manage potential risks.
- Identify lease expiries and act upon renewals to proactively minimise exposure of voids, increasing income and driving overall value, but not at the expense of tenant mix, within a long-term sustainable retail and leisure offer.
- Lead retail strategies focused on growing income through prioritising growth sectors and strong performers, actively managing tenancies focusing on growth and diversified income streams, whilst minimising underperformance.
- Monitor footfall and sales data to identify trends, weaknesses and strengths, to inform business strategy, instruct other business teams and provide forecasts.
- Oversee the relationship management of existing tenants and build strong working relationships with tenants, to discuss their trading patterns: how this affects turnover and work closely with the in house marketing team to establish how turnover can be enhanced.
- Identify plans to add value and then execute and oversee the annual capital expenditure plans to drive growth.
- To ensure that retail sector knowledge, market intelligence, best practices and innovation are shared throughout the team and the wider Company.
- Drive the performance of the operations and other support teams, focusing on customer satisfaction and cost optimisation.
PERSON SPECIFICATION
- Proven relevant experience in retail asset management.
- Ability to lead and inspire.
- Has an entrepreneurial attitude and a modern perspective to maximise customer satisfaction.
- Ability to make effective and persuasive presentations on complex topics to investors, tenants, local stakeholders, team members and senior leadership.
- Ability to draft reports using clear and distinctive style.
- Effective communication skills in English both written and verbal.
- Ability to negotiate complex (legal) agreements with third parties.
- In-depth knowledge of financial asset and portfolio terms and principles.
- Ability to analyse the most complex business/financial data and develop innovative solutions.
- Understanding and good working knowledge of IT systems e.g., Yardi, Argus.
