Job Purpose
To design and deliver a programme for managing all required building compliance activities including re-inspection surveys and identified routine maintenance activities to enable statutory compliance with applicable legislation.
Accountabilities & Responsibilities
- Plan and undertake compliance site assessments, surveys and maintenance activities on a large portfolio of building assets across United Utilities
- Carry out ad-hoc building compliance surveys, sampling of any type on United Utilities property, write reports and make suitable recommendations regarding remedial action where necessary.
- Create and deliver emergency short term reactive (make safe) solutions and long term remedial action plans including the instruction and supervision of remedial works on site.
- Responsible for managing major remedial projects, providing expert technical advice to the business, acting in the operational interests of the business at all times and to supervise compliance technicians during minor remedial projects to ensure compliance.
- Responsible for the creation and review of role related risk assessments, method statements and safe systems of work relevant to the role.
Technical Skills & Experience
- Strong organisational skills to manage a heavy and variable workload
- An ability to adapt to change and be flexible, to have the ability to initiate change where required
- Ability to establish and build effective working relationships with internal clients, suppliers and other partners, including other consultants, and contractors.
- A sound commercial approach are essential when recommending remedial solutions
- A positive working attitude with good communication skills both written and oral
A full UK Driving Licence is required for the role
Qualifications
Experience in at least one of the following:
- Asbestos Surveying, Management and Non-Licensed removal and as a minimum will hold valid BOHS P402 and P405 qualifications or equivalent, current UKATA/ARCA non-licensed removal certification and have a minimum of 12 months experience in asbestos surveying and sampling
- Legionella Surveying, as a minimum will hold valid BOHS P900, P901 & P903 qualifications, WMSoc or C&G equivalent and have a minimum of 12 months experience in Legionella Risk Assessments and management of written schemes
- Fire Risk Assessment, as a minimum will hold NEBOSH National Certificate in Fire Safety and Risk Management and have a minimum of 12 months experience in fire risk assessment and risk assessment reviews
- In depth and comprehensive knowledge of legislation pertaining to building compliance including but not limited to asbestos, legionella and fire safety with an understanding of the control measures required to ensure compliance with relevant legislation.
- Highly proficient at problem solving to enable definition of bespoke remedial solutions whilst fully understanding any impact on operational activity
- A critical ability to work safely to prevent the exposure of a hazardous material to themselves or others around them during the course of their work
About The Team
Building Maintenance and Compliance Team within Asset Management Property Services undertake Building Compliance assessments, inspections and legislative compliance activities in relation to Asbestos, Water Hygiene and Fire Safety.
A general Building Compliance Surveyor is required to compliment the existing team to deliver a programme managing all required building compliance activities including site risk assessments, re-inspection surveys and identified routine maintenance activities (compliance actions and tasks) to enable statutory compliance within applicable legislation.
