About The Role & Team
Primarily responsible for assisting with the coordination and implementation of sales and leasing strategies for London Square’s commercial real estate portfolio. You will manage marketing strategies and supervise transactions, including the management of third-party brokers, agents, surveyors and solicitors.
The role will be office based in our Head Office in Uxbridge.
Key Responsibilities
- Oversee the entire transaction lifecycle, from agent and professional team appointment, advising on unit design, undertaking initial negotiations with or without agents/ brokers and monitor the conveyancing process to complete the transaction.
- Manage the transaction process, working with the appointed solicitors and consultants, and LSQ’s technical teams to answer CPSEs, review and agree occupier fitout plans and ensure necessary legal due diligence is carried out to facilitate completion of lettings and sales.
- Provide market and valuation analysis to support the Land and Finance Teams with site acquisitions and due diligence.
- Work with compliance teams to ensure adherence to all legal and regulatory requirements.
- Provide commercial development consultancy advice to the Planning and Development teams, including S106 negotiation relating to commercial premises.
- Establish and maintain relationships with key stakeholders, including joint venture partners, brokers, solicitors, purchasers and tenants.
- Work with the Head of Commercial Leasing and Sales, the residential sales and marketing teams to formulate and implement commercial real estate disposal strategies.
- Co-ordinate sale and leasing packs with the Technical teams and instructed solicitors.
- Manage agent and broker relationships. Attend regular marketing update meetings with retained agents.
- Advise on Group commercial assets, dealing with matters such as lease renewals, rent reviews, and the acquisition of new operational assets, such as temporary marketing suites.
- Assist the Estate Management team with property management matters relating to the existing commercial property portfolio.
Key Skills & Experience
- Track record of transaction management, with experience gained from a corporate real estate, Asset Management or commercial agency role.
- Experience of advising on new build retail, office and industrial assets preferred, although consideration will be given to those with experience focusing on one sector of commercial real estate.
- Degree educated MRICS qualified commercial real estate surveyor, with at least 2 to 5 years post qualification experience.
