The Opportunity
We are seeking a highly experienced Construction / Site Project Manager to lead a prestigious project on behalf of a global real estate client. This is a unique opportunity to take charge of the full end-to-end delivery of a high-end residential development — converting non-residential spaces into luxury apartments in the heart of Gloucestershire.
The Role
- You will act as the key project lead, responsible for delivering the scheme from acquisition through to fit-out and handover, including a period of hyper-care. You’ll be working on-site in Cheltenham / Gloucestershire for 3–4 days per week, collaborating closely with internal and external stakeholders to ensure delivery on time, within budget, and to the highest standards.
- Key Responsibilities:
- Oversee site acquisition, planning, and pre-construction activities
- Manage full construction lifecycle – from enabling works through to fit-out and handover
- Coordinate contractors, architects, and consultants
- Ensure compliance with building regulations, health & safety, and quality standards
- Manage budgets, timelines, and reporting to senior stakeholders
- Provide hyper-care support post-handover
About You:
- Proven experience as a Project Manager / Site Manager in residential construction or refurbishment
- Track record in luxury apartment or high-spec conversion projects
- Strong knowledge of UK construction standards and regulations
- Capable of managing stakeholders and contractors in a dynamic, fast-paced environment
- Comfortable with autonomy and full lifecycle project ownership
- Available to start within the next few weeks
- Ability to work Outside IR35 status confirmed
