Here’s where you come in:
The Director of Global Properties supports field leadership to plan, direct, and ensure compliant best practices and cost-effective internal processes for acquisition, disposition, leasing, construction, and tenant improvements are followed. This role supports international operations in feasibility studies, due diligence, risk management and portfolio optimization. Additionally, this role oversees administrative and facility management functions that support GC office locations with occupancy and space planning, facilities management, reception, shipping, warehousing, travel and other services needed to effectively operate.
MAJOR RESPONSIBILITIES
- Lead a global team that supports the execution of real estate, asset management, and Global Properties strategy for the World Vision Partnership. Support field and regional offices with their real estate portfolio for the end-to-end activities throughout; acquire, design, build, maintain/renovate, dispose/decommission, space leasing and capital expense management, either through the use of local suppliers or internal capabilities in design and construction. Maximize operational efficiencies through portfolio optimization focused on reducing costs.
- Advise National Offices [NO’s], Regional Offices [RO’s], Support Offices [SO’s] and VisionFund Offices [VF] in construction and tenant improvement projects for owned and leased properties. Work closely with design and development teams, including architects and engineers, to create designs and site plans, entitlements, due diligence, risk/safety management. Direct personnel and 3rd parties on all new development projects. Collaborate with the supply chain for strategic sourcing of materials and services.
- Lead the lease administration duties, including but not limited to monitoring all key lease terms, critical dates, renewals, negotiations of LOIs, leases and all other transactions for the global portfolio in collaboration with in-house counsel and insurance.
- Oversee the planning, budgeting and forecasting of operational expenses of global centre locations. Monitor budget vs. actual reports to ensure wise stewardship.
- Data quality assurance and analytics for use in asset management and project reporting to ensure data is accurate, timely, and complete in REAM (Real Estate Asset Management). Monitor KPIs to assess performance and identify opportunities for reducing expenses.
Requirements include:
- University degree in business or related field (real estate, accounting, finance)
- Requires 10+ years of relevant experience in corporate services and real estate-related functions.
- Fluent in English (writing, speaking, reading).
- Ability and willingness to travel up to 20% of the time both domestically and internationally.
