Responsible for:                        All internal estates staff, external contractors/service providers.

Salary:                                        Up to 45,000.00 DOE plus vehicle package

Job Purpose

The Estates Manager role reports directly into the Director of Estates and is responsible for strategic and operational delivery of all estates requirements to include CAFM management, Vehicle fleet, compliance, financial budgets, whilst reporting into senior management to ensure that all estates functions are fit for purpose, legally compliant, providing high levels of customer service and meeting all institutional priorities and initiatives.

 

This role would suit a former tradesman/estate’s professional and will be based at our Gloucester office to cover the Gloucestershire/Wiltshire divisions of the estates department covering 30 supported living services and our Pirton Grange service (specialist residential and nursing care) in Worcestershire.

 

 

Main Duties and responsibilities

  • Quality control sign off of all estates workstreams (CAFM)
  • Direct report for maintenance team (to include timesheets/supervisions)
  • Compliance management, to review external/internal reports and manage remedial actions to include external contractor remedials.
  • Budget control management of estates expenditure, invoice review and authorisation.
  • Recruitment, disciplinary and investigations (HR Liaison)
  • To take the lead on CAFM system management, training, asset management requirements.
  • Small works project management. (materials, budget management, building control)
  • External contractor/supplier reviews.
  • To attend meetings internal/external to action requirements for the estates team.
  • Producing data required for board /estates requirements.
  • Grounds/external works management (to produce/manage PPM schedule via CAFM system.
  • Investigations into estates issues and reporting.
  • PPE for maintenance/grounds operatives.

 

Person Specification

Essential criteria

  • CAFM management of FM services. (Work orders and compliance requirements).
  • Must have a good sound knowledge base of CAFM systems.
  • Evidence of team leadership including recruitment, team building and individual professional development.
  • The ability to build and motivate internal and external teams ensuring alignment with delivery goals in order to successfully develop and deliver total FM services.
  • Proven ability of negotiating effective contractual terms for maintenance, services, and consultancy agreements.
  • Evidence of financial planning and budget management for significant costings.
  • Experience of prioritising complex and often-conflicting estates demands ensuring appropriate risk management approaches are used.
  • Good level of IT skills (Microsoft office, word, excel)

  • Recognised facilities management qualifications.
  • Recognised Health and safety qualifications.
  • Evidence of delivering process improvement across a range of operational areas
  • Experience of working in supported living and challenging environments.
  • Professionally focused with the ability to think laterally to meet goals.
  • Welcome challenge in an open, participative, and transparent style.
