Basingstoke and Deane Borough Council owns an established property investment and operational portfolio principally comprising industrial, office and retail assets, with some other miscellaneous assets, currently valued at around £290M producing an annual rental income of around £19.3M. Rental income is a major contributor to the financial sustainability of the Council and the income received significantly exceeds that generated through the collection of Council Tax.

Following a promotion within the team we are looking to recruit a Career Grade Graduate Surveyor within the Investment Portfolio Team, to join a team of property professionals responsible for managing the Council’s Investment and Operational portfolios. The role comprises of hands-on estate management and will play a key role in delivering the priorities of the council’s Annual Property Plan and Strategic Asset Management Plan, and contribute to other exciting new Corporate or regeneration projects.

The Main Duties Of The Graduate Surveyor Will Include

  • Assist the property team and where possible carry out basic valuations, undertake estate management matters and inspections, simple rent reviews, lease renewals and deal with routine applications for Landlord’s consent, assist in analysis of the council’s property portfolio and work within the parameters of the council’s Property Management Information System.
  • Provide support to the Investment Portfolio Lead, Asset Manager (Operations), Principals and Senior Asset Management Surveyor.
  • Managing straightforward lettings, freehold matters and assisting on third party breaches.

All in accordance with the organisation’s constitution and the RICS guidelines. Developing good relationships with tenants, Commercial agents, internal departments and colleagues within Property is key.

We are looking for candidates who from with experience in a commercial property environment. You will also have a good working knowledge and understanding of commercial leases. Candidates must possess a full driving licence and access to their own transport to fulfil the duties of the role.

This is an exciting opportunity for someone working towards their APC or a recently qualified surveyor and the appointment offers the chance to support the continued evolution of the Council’s ambitious investment portfolio, leaving a lasting impact on the Borough.
