About:
- I am Partnered with a Property Company who own an eclectic, prime portfolio across the West End, comprising a versatile set of office, retail, leisure, and alternatives assets
- They are seeking a Property Asset Manager to join their team. The individual will report to the Head of Asset Management, and collaborate closely with other teams including Leasing.
- A holistic in-house role - you will be responsible for a mixture of daily Property Management, alongside Asset Management duties as minor refurbishments, lease events, tenant negations and more
- As such, this role could be ideally placed for a candidate looking to move client-side to utilise their existing skills, while significantly increasing their strategic acumen and access to the decision-making process.
The Duties:
- Property Asset Management for a diverse commercial portfolio, comprising world-class tenants occupying prime buildings across the West End
- Regularly meeting, interacting and negotiating with tenants throughout the portfolio – prioritising an exceptional customer experience for each occupier
- Asset Management work can include minor refurbishments, in addition to lease regears, rent reviews
- Involvement in strategic meetings connected to the business plans for each asset, including the scrutinising of cashflow forecasts, and more.
- Progressing leases from Head of Terms through to successful completion.
- Produce monthly, quarterly and annual reports for the landlord in relation to the assigned portfolio and its performance
- Collaborate with the leasing team to provide regular reporting on both leasing and occupier strategy for the assigned portfolio
- Proactively highlight lease events such as rent reviews, lease renewals and expiries, lease assignments and dilapidations
- Carry out leasing due diligence and manage tenant fitouts.
- Oversee business rates and service charges including reviewing, issuing and approval of service charge budgets and reconciliations.
- Ensure that buildings within the assigned portfolio are compliant and up to date on all statutory regulations and health & safety requirements.
The Successful Candidate:
- Likely MRICS, but not essential
- Proven experience managing commercial properties
- Superb customer service and tenant relationship skills – able to use their initiative and be a professional ambassador for the portfolio
- Thorough understanding of commercial leases, especially landlord and tenant legislation.
