Due to continued growth within our portfolio, we are seeking a motivated and experienced Property Manager to join this outgoing and vibrant team.
Role Description
This is a full-time role which is based predominately on site (details below) and from home, with a regular team-catch up at either our Leeds or London office. As a Property Manager, your responsibilities will include organizing and arranging handover inspections of new build properties ready for occupation, managing tenancies after move-in, organising and arranging any appropriate repairs and liaising with third party after care providers to ensure prompt action and resolution, and providing excellent customer service to existing residents.

Responsibilities
• Be the onsite presence and build a strong connection with the residents and community
• Manage the handover process of new homes, which includes pre-occupation inspections and highlighting any snagging works
• Liaise with residents, on site aftercare teams and contractors to deal with enquiries and resolve issues
• Manage the void process, including completion of remedial works, cleaning, check-out and deposit release etc
• Liaise with approved contractors and ensure work is completed to the expected level of quality
• Weekly on site visits (Sites to be confirmed)
• Nurture a sense of community on-site and arrange regular resident events to support this
• Carry out Mid-term inspections
• Manage day-to-day property management of the site
• Assist with rent reviews and tenancy renewals
• Provide support to the wider property management team and offer cover for absence
• To provide property management services that comply with all statutory regulation and requirements, including Health & Safety, ensuring best practice is always implemented
• To work closely with the lettings, collections and finance teams in delivering continuity of occupancy and income
• Manage, in accordance with all statutory provision and best practice, the organising and supervising of inspections, repairs, maintenance and cyclical and improvement works
• Ensure all costs arising are appropriately interrogated, validated and processed efficiently and accurately
• To conduct viewings, defect inspections, move in inventories, check out inspections and regular mid-term inspections on-site
• To assist the Operations Manager to develop maintenance plans and prepare budgets
• To be an out of hours point of contact where required
• To demonstrate assertive, strong decision making and problem-solving abilities – whilst maintaining a clear understanding of internal / external clients’ needs
Qualifications
• Committed to providing excellent customer service to our residents
• Motivated to develop and progress
• Full UK driving licence and access to own vehicle is essential
• Enjoy being out and about on site and creating positive relationships with tenants
• Previous experience in a PMS system. Yardi experience is preferable but not essential
The Package/Benefits
• £26,000 to £32,000 Basic salary (D.O.E)
