This position will form part of PIMCO’s European Real Estate Debt business, which currently employs c. 10 investment professionals. The team is active in sourcing, underwriting, executing and managing commercial real estate (“CRE”) debt transactions across Europe. Having deployed €4B+ of CRE debt commitments to date, the team continues to invest across the capital structure and risk spectrum (senior, whole loan, mezzanine, development) and is able to look at all real estate asset classes.
We are seeking an Associate to join our debt asset management team. The Asset Management Associate will work closely with senior team members both on the asset management and portfolio management teams to help support with the oversight and proactive asset management of CRE debt investments.
Key Responsibilities
- Assist in the ongoing and proactive asset management of a portfolio of CRE debt investments up and down the capital stack to maximize value and minimize risk
- Proactively work with external partners including borrowers, lawyers, servicers, co-lenders, financing partners and third-party consultants
- Coordinate setup of loans internally and work closely with third party servicing teams
- Assist in building and maintaining asset management reporting (to both internal and external stakeholders), portfolio analytical activities, and stress testing
- Assist in actively monitoring key performance indicators, property and financial performance, market conditions, servicing and administration of project draws/fundings
- Assist in overseeing borrower execution of asset level business plans
- Assist in the collateral valuation / re-underwriting process
- Assist in proactively identifying any potential credit/market risks as well as proposed solutions associated with the investments
- Assist in the negotiation and execution of any modifications, waivers or consents
- Assist in capital markets activities with existing and new leverage providers
- Prepare investment memos to be presented to PIMCO investment committees
Requirements
- 2-4 years of relevant real estate investment banking or private equity experience. Asset-level underwriting experience highly preferred
- High proficiency in financial modelling
- Strong analytical, interpersonal, communication and writing skills
- At least 1 year of relevant experience within real estate (e.g. Real Estate Finance, Real Estate Investments, M&A / Investment Banking, Corporate Finance, Real Estate Advisory, Surveying, Consulting, etc.)
- Strong work ethic and integrity: candidate should be a team player who is proactive, self-motivated and have a deep intellectual curiosity and desire to learn in a fast-paced environment
- Excellent analytical, interpersonal communication and writing skills
- Ability to work effectively on multiple projects simultaneously
- Positive attitude and eagerness to learn
- Additional European languages a plus
