Role Focus

The Senior Property Manager will oversee a large, mixed residential estate, including responsibility for leading an on-site team and managing a portfolio of residential blocks. This role is highly client-facing, requiring both technical knowledge and strong leadership to ensure the delivery of exceptional service standards, effective financial management, and ongoing improvement of the estate.

Key Responsibilities

Estate & Property Management

• Provide full property management services across a diverse residential portfolio
• Conduct regular property and block inspections, ensuring compliance with SLAs and health & safety requirements
• Lead on service charge and building budget preparation, monitoring, and reporting
• Instruct and oversee maintenance and refurbishment works, following procurement procedures
• Act as the main point of contact for tenants, leaseholders, and solicitors, ensuring exemplary customer service at all times

Client Relationship

• Build and maintain strong client relationships through regular reporting, meetings, and clear communication
• Identify opportunities for service improvements and efficiencies across the portfolio
• Provide professional advice and support to clients, ensuring management agreements and obligations are fully delivered

Leadership

• Oversee and support the on-site management team, providing training, guidance, and regular performance reviews
• Ensure consistent delivery of professional standards across the team
• Lead by example, demonstrating integrity, commercial awareness, and a proactive approach to problem-solving
• Managing a team of Property Managers

Candidate Profile

The ideal candidate will have:

• At least 2 years of demonstrable experience in residential or estate management
• Strong knowledge of leasehold legislation, service charge management, and compliance
• Proven experience in people management or mentoring
• Excellent communication and stakeholder management skills
• A proactive, customer-focused mindset with the ability to balance leadership responsibilities and day-to-day property management

Work Pattern

• Full-time, 37.5 hours per week (Monday–Friday, 9am–5:30pm)
