The Role
We are seeking a Small Works Manager to join our Intrusive Surveys division. Reporting to the Construction Director, you will be responsible for the planning, coordination, and delivery of small-scale building works across the UK. This is a hands-on role that requires technical knowledge, strong organisational skills, and the ability to manage people, resources, and client relationships effectively.
You will ensure projects are executed smoothly, efficiently, and safely, while supporting engineers on-site and liaising with a range of external partners. This position is critical in maintaining the high standards of quality, safety, and client satisfaction that BBP is known for.
Key Responsibilities
- Plan and organise job logistics, including scheduling site works and coordinating with clients.
- Manage engineer assignments and site team diaries.
- Ensure access to necessary tools, equipment (including cherry pickers), and materials.
- Liaise with traffic management companies to arrange permits, road closures, and traffic management requirements.
- Work with property managers to coordinate building access, parking, and access codes/keys.
- Manage company vans, including inspections and equipment restocking.
- Provide remote technical support to engineers encountering unfamiliar faade types or complex dismantling scenarios.
- Maintain accurate records of works completed, equipment use, and site communications.
- Ensure compliance with health and safety procedures and company policies.
- Contribute to continuous improvement of coordination processes and mentor junior colleagues.
Essential
Who We're Looking For
- Experience in site coordination or small works management.
- Technical building background, ideally in facades or builder's works.
- Strong organisational and planning skills.
- Ability to interpret technical drawings and specifications.
- Confident in liaising with external partners such as traffic management companies.
- Excellent communication, collaboration, and problem-solving skills.
- Construction-related qualification (e.g., HNC/HND, NVQ Level 4/5).
- Health & Safety certification (e.g., CSCS card).
Desirable
- Experience managing intrusive survey or cladding remediation projects.
- Familiarity with NEC or JCT contracts.
- Knowledge of construction software and project tracking tools.
- Additional training in small works management, site supervision, or first aid.
- Leadership potential and adaptability to multiple project environments.
