About the Company

We are seeking a highly skilled and experienced Pre‑Construction Manager to join our team in Warrington In this pivotal role, you will oversee all aspects of the pre‑construction phase, ensuring projects are set up for success from the outset.


About the Role

Experience in planned works is essential, along with a strong background in refurbishment, retrofit projects, and high‑rise schemes.


Responsibilities

  • Leading design team meetings
  • Driving progress and decision-making
  • Supporting bid submissions and client presentations
  • Working collaboratively across multiple functions to ensure design and compliance alignment


Qualifications

  • Degree in Construction Management, Architecture, Engineering, or similar.
  • Membership of CIOB, RICS, or similar professional body.


Proficiency in tools like:

  • MS Project
  • BIM platforms (e.g., Revit, Navisworks)
  • Document control systems (e.g., Aconex)


Required Skills

Deep technical understanding, including:

Comprehensive knowledge of fire safety regulations, including:

  • Building Safety Act 2022
  • Approved Document B
  • PAS 9980
  • BS 8414


  • Familiarity with design coordination and value engineering during pre‑construction.
  • Strong ability to interpret, critique, and challenge architectural and engineering drawings.


Experience delivering pre‑construction input on:

  • Refurbishment projects
  • Retrofit schemes (e.g., energy efficiency, decarbonisation)
  • High-rise residential buildings

Preferred Skills

Proven capability in early-stage project development, including:

  • Scope definition
  • Risk identification and mitigation
  • Programme development


Strong understanding of:

  • Procurement strategies
  • Supply chain engagement
  • Supporting QS teams with cost planning and budget development


Experience working with:

  • Public sector clients
  • Framework agreements
  • GLA and DLUHC‑funded schemes


Excellent communication and coordination skills when working with:

  • Clients
