We are looking for a Voids Maintenance Manager, where you will deliver a customer-focused and effective property and asset management service across our rental portfolio in the South West region. You'll manage works within an annual budget of £1.5m-£2m, ensuring quality accommodation that meets decent homes standards. You'll work collaboratively with residents, contractors, consultants, and internal teams to manage void refurbishments, complex repairs, and disrepair cases. This includes inspecting properties, developing scopes of work, and overseeing projects from inception to completion.


What you will be doing:

  • Manage major works and complex building defects in occupied homes
  • Oversee void property inspections and refurbishment projects
  • Collaborate with compliance teams to gather documentation and ensure regulatory standards
  • Liaise with residents to understand needs and provide support during works
  • Appoint and manage contractors and consultants
  • Ensure quality assurance and post-works inspections
  • Support decision-making around property retention or disposal


What We're Looking For:

  • Strong technical knowledge of residential construction and maintenance
  • Experience managing works in occupied housing and void refurbishments
  • Understanding of building defects and remedies
  • Ability to write reports and develop schedules of works
  • IT literacy (Microsoft Office and database systems)
  • Organised, self-motivated, and able to work independently
  • Collaborative and adaptable with strong problem-solving skills
  • Comfortable engaging with diverse stakeholders
  • Willingness to travel and stay overnight when required
  • Construction-related qualification (e.g. HND or degree) or equivalent experience
  • Valid UK driving licence
  • Basic DBS check required


Location:

Home-based in the South West. Travel across England and Wales is required, with some visits to our London office.
