Lost your sponsored job? What happens to your rented home

Last reviewed 14 October 2026

Short answer

If you rent in your own name, your tenancy doesn't end when your job does, and the rent is still due. Your right to rent lasts while you have permission to stay. If the Home Office cancels your visa through no fault of yours, it normally leaves you 60 days to find a new sponsor, or less if your visa ends sooner. In England, a landlord can end your tenancy over your status only after a Home Office notice.

Does my tenancy end when my job ends?

No, if you rent your home in your own name. Your tenancy is an agreement with your landlord, so it continues and the rent is still due. Your right to rent depends on your permission to stay in the UK, and it lasts as long as that permission does.

If your employer provides your home as part of your job, or rents it in its own name, read your agreement or get advice, because different rules can apply. GOV.UK tells landlords they don't need to check the right to rent of someone whose home is provided as part of their job.

If paying the rent will be hard, talk to your landlord early. On a Skilled Worker visa you can't apply for most benefits, so help with rent from Universal Credit or Housing Benefit isn't available.

What happens to my visa when my job ends?

The Home Office can cancel your permission when you stop working for your sponsor. That's a rule in the Immigration Rules (SUI 33.1). Cancelling permission early is often called curtailment.

If it wasn't your fault that the job ended, the Home Office's guidance for its caseworkers says they should normally allow you 60 days to find a new sponsor. It counts from the date the decision is served on you, not from your last day at work. Cancelling can only make your permission shorter, so if it was due to end within that time anyway, it still ends on its own date.

While that permission lasts, so does your right to rent. You can use the time to find a new sponsor, switch to another visa or plan to leave. Finding a new sponsor means applying for a new visa with your new employer.

Will my landlord check my right to rent again?

Yes, on the date the online check gave them. In England, if your permission has an end date, the landlord checks again just before the later of two dates: the end of that permission, or 12 months after the previous check, GOV.UK says.

If that check shows you no longer have a right to rent, the landlord must report it to the Home Office. Making the report protects the landlord from a fine, so the Home Office's guide for landlords says they're not required to end your tenancy.

Can my landlord end my tenancy because of my visa?

Only after the Home Office sends them a notice. In England, the Home Office can tell a landlord in writing that the people living in a home are disqualified from renting because of their immigration status. The landlord's guide says the Home Office gives you a chance to show you have a right to rent before it sends one.

With that notice, a landlord has two ways to end the tenancy:

  • If the notice names everyone who lives there, the landlord can end the tenancy without going to court. The law says they must give you notice in writing, on a set form, of at least 28 days.
  • The landlord can give you 2 weeks' notice and then ask a court for a possession order, under what's called ground 7B. GOV.UK's guidance for tenants explains it.

How do I end my tenancy if I'm leaving the UK?

Give your landlord notice in writing, as early as you can. In England, most private tenancies have had no end date since 1 May 2026. Your tenancy agreement should set out how much notice to give, GOV.UK says. A landlord can ask for 2 months at most, and that's what you give if your agreement doesn't say.

The same page says to give your notice in writing, for example by letter, email or text, so that the tenancy ends on a day your rent is due or the day before. You keep paying rent until the tenancy ends, even if you leave the UK sooner.

Where you rentNotice you give
EnglandWhat your agreement asks for, up to 2 months. If it doesn't say, 2 months. The tenancy must end on a day your rent is due or the day before.
ScotlandAt least 28 days, in writing, plus 2 extra days if you send it by email or post. Your landlord can agree to less. If you rent with other people, you all have to agree to end the tenancy, mygov.scot says.
WalesAt least 4 weeks, the Welsh Government says. You can't normally end a fixed term contract early.
Northern IrelandAt least 4 weeks' written notice for a tenancy that has lasted 10 years or less. If you leave early without your landlord's agreement, you could still owe rent, nidirect says.

Your deposit comes back at the end. In England and Wales, GOV.UK says your landlord must return it within 10 days of you both agreeing how much you'll get back. If you disagree, the deposit stays protected in its scheme until the dispute is settled. Leave a UK bank account open, or agree another way to be paid, before you go.

What if I find a new sponsor?

You keep your right to rent while you have permission. If you apply for a new visa before your current permission ends, the Home Office code on avoiding discrimination says you keep any right to rent you had while you wait for a decision.

If the landlord checks while you wait, give them a share code or your Home Office reference number. When the new visa is granted, send them a new share code. Our guide to right to rent checks explains both. To find employers with a sponsor licence, search our register of licensed sponsors.

What should I write to my landlord?

Keep it short and in writing. Change the details in square brackets.

To end your tenancy in England, choose an end date that gives the notice your agreement asks for, or 2 months if it doesn't say, and that falls on a day your rent is due or the day before:

Dear [landlord's name], I'm writing to give notice that I'm ending my tenancy at [address]. My tenancy will end on [date]. Please let me know when you'd like to inspect the home, and how you'll return my deposit.

When your new visa has been granted:

Dear [landlord's name], my new visa has been granted. For your right to rent records, my share code is [code] and my date of birth is [date of birth].

Frequently asked questions

Do I have to tell my landlord I've lost my job?

Your landlord checks your right to rent, which depends on your permission to stay, not on your job. Read your tenancy agreement for anything it asks you to tell the landlord, and talk to them early if paying the rent will be hard.

Can I get help with my rent while I look for a new job?

Not from Universal Credit or Housing Benefit. GOV.UK lists both as public funds, which a Skilled Worker visa doesn't let you apply for. Benefits based on the National Insurance you've paid, such as New Style Jobseeker's Allowance, aren't public funds, so you may be able to claim one.

Does the time to find a new sponsor start on my last day at work?

No. The Home Office's guidance for caseworkers counts it from the date the decision to cancel your permission is served on you.

Do these rules apply in Scotland, Wales and Northern Ireland?

Right to rent checks and the Home Office notices that let a landlord end a tenancy apply in England only. The notice you give to leave is different in each country, and the table in this guide sets it out.
