What's left after the average one-bed rent and council tax ranges from £2,102 in Aberdeen (rents for Aberdeen and Shire) and Wrexham to £1,314 in Oxford. In London, with a Travelcard too, it ranges from £1,147 in Havering to £121 short in Kensington and Chelsea.

Type your salary or choose your job, then pick a city or a London borough and the home you'd live in. The result and the chart below update with each change. If you're moving to London, compare all 32 boroughs, each with its Travelcard.

How we work it out

Take-home pay is your salary after income tax and National Insurance at the 2026-27 rates, before any workplace pension. Scottish cities use Scotland's own income tax bands. Rent is ONS's average private rent for the home you choose in that area, and sharing is half the average two-bed rent. In England and Wales, council tax is the 2026-27 charge for the band of a typical home that size in that council. We find that band from the Valuation Office Agency's count of homes by band and bedrooms. You get 25% off if you live alone and pay half the bill if you share. In London we add a monthly Travelcard from zone 1 to the borough's usual zone.

What these figures leave out

  • Energy, water, broadband, your phone and food.
  • A workplace pension, which most employers take from your pay unless you opt out.
  • Travel to work, if you live outside London.
  • The deposit and the first month's rent when you move in.
  • Visa fees and the Immigration Health Surcharge, which you pay when you apply.

Scotland and Northern Ireland

In Scotland and Northern Ireland, ONS publishes rents for areas larger than a city. Each city's rent is for the area that includes it: Edinburgh (Lothian), Glasgow (Greater Glasgow), Aberdeen (Aberdeen and Shire), Dundee (Dundee and Angus) and Belfast (the Belfast area). Most of Scotland's rent figures, and all of Northern Ireland's, come from homes advertised to new tenants.

Scotland has its own income tax bands, so on £41,700 you take home £2,788 a month there, compared with £2,795 in the rest of the UK.

In Scotland, water and sewerage charges are on the council tax bill. We leave them out, as we leave out water bills everywhere else.

Northern Ireland has rates instead of council tax. On most rented homes the landlord pays them, so we take nothing off.

Belfast's rents are for June 2026: Northern Ireland's latest ONS figures are two months older than the rest of the UK's.

Frequently asked questions

How much is £41,700 after tax?

In England, Wales and Northern Ireland, £41,700 leaves £33,544 a year after £5,826 income tax and £2,330 National Insurance. That's £2,795 a month in the 2026-27 tax year. Scotland has its own income tax bands, so it's £2,788 a month there. Both are before any workplace pension.

Which city leaves the most from a Skilled Worker salary?

Of the 24 cities with the most visa jobs, Aberdeen (rents for Aberdeen and Shire) and Wrexham leave the most on £41,700. That's about £2,102 a month each after the average one-bed rent and council tax. Oxford leaves the least, at £1,314. In London, with a Travelcard included, it ranges from £1,147 left in Havering to £121 short in Kensington and Chelsea.

Why might my rent be higher than this average?

In England and Wales, ONS's average includes tenancies that started years ago as well as new ones, so a new tenancy usually costs more. Most of Scotland's rent figures, and all of Northern Ireland's, come from homes advertised to new tenants. If you know the rent you'd pay, type it into the calculator.

Why don't you use Band D for council tax?

Band D is the usual headline figure, and a one-bed home is often in a lower band. In Manchester, Band D costs £2,312 a year, while a typical one-bed home there is Band A at £1,541. So for each council we use the band of a typical home of the size you chose.

Can I get help with rent or council tax on a Skilled Worker visa?

Not through benefits: Universal Credit, Housing Benefit and Council Tax Reduction are public funds, which a Skilled Worker visa doesn't let you claim. The 25% council tax discount for living alone isn't a public fund, so you can still get it.

What isn't included?

The figures cover income tax, National Insurance, rent, council tax and, in London, a Travelcard. What's left still has to pay for energy, water, broadband, your phone and food, and for any workplace pension your employer takes from your pay. If you live outside London, it also has to cover travel to work. Moving in costs a deposit and the first month's rent, and you pay visa fees and the Immigration Health Surcharge when you apply.

Rents: ONS, Price Index of Private Rents, 16 September 2026 edition, with rents for August 2026 (June 2026 in Northern Ireland). ONS explains what its averages cover in its quality and methodology information.

Council tax:

  • MHCLG, Council Tax levels set by local authorities in England 2026 to 2027
  • Welsh Government, Council tax levels by billing authority and band
  • VOA, Council Tax: stock of properties, 2026
  • gov.scot, Council Tax datasets

The VOA's counts of homes by band and bedrooms give the band of a typical home of each size in England and Wales.

Scotland doesn't publish bands by home size, so for Scottish cities we estimate them. The one-bed and two-bed estimates use National Records of Scotland, dwellings by council tax band and dwelling type, 2017. The three-bed band is the typical band of all homes in gov.scot's chargeable dwellings for September 2025.

A borough's usual zone is the fare zone where it has the most stations (the lower zone where two have the same number). We looked up 812 zoned stations in TfL's open data and placed the 587 inside Greater London in their boroughs by nearest postcode in the ONS Postcode Directory.
